General Rental Terms and Conditions – The UP Collection

Applies to both Ferienwohnung Up and Casa Up.

1. Booking and Payment

1.1. A booking is considered confirmed once written confirmation and the deposit have been received.

1.2. The deposit is 25% of the total rental price and must be paid within 7 days of the invoice date. The balance is due no later than 60 days before arrival.

1.3. For bookings made within 60 days of arrival, the full amount is due immediately. The rental price excludes final cleaning, bed linen and towels, and electricity (charged based on meter readings at the end of the stay).

 2. Cancellations

2.1. Cancellations must be submitted in writing.

2.2. If you cancel up to 60 days before arrival, the deposit will be refunded in full.

2.3. Cancellations made within 60 days of arrival will be charged the full rental amount.

2.4. We recommend that guests take out travel and cancellation insurance.

3. Arrival and Departure

3.1. The accommodation is available from 15:00 on the day of arrival and must be vacated by 10:00 on the day of departure.

3.2. Different times are only possible by prior arrangement and written confirmation.

 4. Use of the Accommodation

4.1. The maximum permitted number of guests must not be exceeded without prior approval.

4.2. Smoking is not permitted in the accommodation.

4.3. Pets are only allowed with prior approval. The cleaning fee is € 35 per stay.

4.4. Guests are responsible for keeping the accommodation clean during their stay.

5. Damage and Security Deposit

5.1. The tenant is responsible for any damage to the accommodation, its contents or property during the stay.

5.2. A security deposit may be required. It will be refunded within one week of departure, after the apartment has been inspected.

6. Landlord’s Liability

6.1. The landlord is not liable for loss, theft or injury during the stay, except in cases of wilful misconduct or gross negligence.

6.2. Any defects or complaints must be reported immediately so they can be addressed as soon as possible.

7. Force Majeure

7.1. In the event of force majeure (such as natural disasters, pandemics, etc.), the landlord reserves the right to cancel the booking. In that case, an appropriate solution will be offered.

8. Privacy

8.1. Guests’ personal data is used solely to process the booking and will not be shared with third parties without consent.

9. Governing Law

9.1. These rental terms and conditions are governed by Dutch law.

9.2. Any disputes will be referred to the competent court in the Netherlands.
